Initial interview

If customers can’t find it, it doesn’t exist. Clearly list and describe the services you offer. Also, be sure to showcase a premium service.

Comparative Market analysis

A  Comparative  Market  Analysis  (CMA)   gives  you  an  accurate  snapshot  of  your  homes  value.   It  is  a  key  factor  in  selling  your  home  while  getting  top  dollar  for  the  sale  of  your  home.  If  your  agent  doesn‘t  think  like  an  appraiser  it  is  hard  to  determine  an  accurate  list  price.  Be  sure  to  ask  your  realtor  how  they  are  going  to  determine  your  homes  value  and  list  price.

An  accurate  CMA  is  key  to  setting  the  stage  for  successful  transaction.

second meeting

The  second  meeting  is  where  the  CMA  is  delivered/presented  to  the  home  seller.    At  this meeting  the  listing  contract  is  discussed  and  it  is  a  perfect  opportunity  to  ask  any  question  you  have  of  your  realtor.   Always  remember  this  is  still  an  interview.

The listing

Once  your  home  is  on  the  market  it  will  be  available  on  all  local  and  major  listing  websites.

OBTAINING AN ACCEPTED OFFER

Have you opened a new location, redesigned your shop, or added a new product or service? Don't keep it to yourself, let folks know.

Sold

CONGRATULATIONS!  You  have  an  accepted  offer  on  your  home!  The  buyer  of  your  home  will  likely  be  getting  a  home  inspection.    Your  realtor  should  have  walked  you  through  common  items  that  are  found  in  a  home  inspection  to  stay  proactive  and  ahead  of  the  game.

The  appraisal  is  one  of  the  final  hurdles  you  have  to  go  thru.    This  is  where  the  CMA  that  was  completed  on  your  home  is  important.    If  you  have  had  an  accurate  Comp  analysis  you  should  be  smooth  sailing  from  here.
